Location & Description

The site stands in approximately 1.18 acres (.48ha) and sits on the edge of the highly regarded Worcestershire village of Cropthorne which boasts an excellent range of local facilities including the Cropthorne-with-Charlton First School, village hall and recreation ground and church.

The well served towns of Evesham and Pershore are 3.5 and 4 miles away respectively.

Planning

Outline planning permission for ‘the development of 4 self-build bungalows and access’ (ref 21/01978/OUT) was granted, subject to condition, by Wychavon District Council on 23rd March 2022.

The permission is subject to a s106 agreement regarding the requirement of the bungalows to be developed as self-build and a payment towards off-site provision of affordable housing.


Self-Build

The Self-build and Custom Housebuilding Act 2015 (as amended by the Housing and Planning Act 2016) gives a unique opportunity to design and build (or have built) a home where the initial owner has primary input into its final design and layout.

Access

The purchaser shall be responsible for the construction of the access to Blacksmiths Lane and the shared

driveway on completion of the purchase. Thereafter, appropriate rights of way will be granted to the plot

owners and the access will also serve the retained access to the land to the rear of the site.

The approved access is shown on the drawing 21/0745 SK 4 B prepared by Cotswold Transport Planning

(now known as Rappor Consultants).
